Drive through pretty much any neighborhood in central Indiana these days and you’ll spot a few metal roofs mixed in with the shingles. But look closer and you’ll notice they’re not all the same. Some have smooth, flat panels running edge to edge with no visible hardware anywhere. Others have a ribbed, corrugated look with rows of screw heads catching the light. Both are metal. Both are excellent roofs. And most homeowners shopping for one have no idea there’s a real difference between them, let alone which one they actually need.

That mix-up happens more than you’d think. We’ve talked to homeowners who asked their contractor for one thing and ended up with the other, not realizing it until the roof was already up. So before you’re standing in that spot, here’s the plain-English version of what separates standing seam from exposed fastener, and how to figure out which one makes sense for your house.

The Short Version

Exposed fastener panels are screwed directly through the face of the panel into the roof deck, so you can see the screw heads running down each panel. Standing seam panels lock together at raised vertical seams, and every fastener is hidden underneath — nothing punches through the visible surface at all.

That one distinction — hidden vs. visible fasteners — is the root of basically every other difference between the two: cost, lifespan, maintenance, and how the roof actually looks from the street.

What Exposed Fastener Actually Is

Exposed fastener panels (sometimes called screw-down or through-fastened panels) are the classic ribbed metal look you’ve probably seen on barns, pole buildings, and a growing number of homes. Screws with a rubber washer under the head go straight through the panel and into the structure below, spaced at a set interval across the roof.

It’s a proven system that’s been the standard for agricultural and budget-conscious builds for decades, for good reason: it’s straightforward to install, more forgiving of an imperfect substrate, and it costs noticeably less than standing seam. Our MP36 and MP36Pro panels are the exposed fastener profiles we roll most often for residential and post-frame projects.

The tradeoff is maintenance. Every one of those screws is a potential entry point. The washer underneath does the sealing, and washers don’t last forever — most start to wear down somewhere in the 15 to 20 year range (Unless you upgrade to the Zmax screws – a lifetime screw giving you peace of mind for decades!), depending on climate and sun exposure. That doesn’t mean the roof is failing. It means it needs an occasional check, and eventually a retorque or washer swap, the same way you’d expect to reseal a deck or repaint trim. 

What Standing Seam Actually Is

Standing seam panels take a different approach entirely. Instead of screwing through the face, the panels lock together at raised vertical ribs, and the fasteners live underneath that seam through a concealed clip system that also lets the metal expand and contract with temperature swings without stressing the panel. From the ground, all you see is a clean, uninterrupted line from ridge to eave — no screw heads, no washers, nothing.

That concealed design is why standing seam roofs tend to outperform exposed fastener systems on longevity, often landing in the 40 to 70 year range with proper installation, compared to roughly 20 to 30 years before an exposed fastener roof needs real fastener maintenance. Fewer penetrations also means fewer places for water to find its way in over the decades. Our MP150 and MP675 panels are the standing seam profiles we fabricate most often — MP675 in particular tends to get specified on open-purlin structures where that hidden-fastener strength matters most.

The tradeoff runs the other direction: standing seam costs more upfront, and it’s a more technical install. Seam alignment, clip spacing, and panel expansion all have to be right, so it’s not a roof where cutting corners on labor pays off. Make sure whoever you hire has real standing seam experience, not just exposed fastener experience.

So Which One Is Right for Your House

A few honest questions worth asking yourself before you call a contractor:

  • How long are you staying? If this is a forever home, standing seam’s longer lifespan and lower maintenance usually pay for the price gap over time. If you’re renovating to sell in five years, exposed fastener gets you the durability and look of metal without the full investment.
  • What’s the roof pitch? Standing seam handles low-slope roofs far better, since there are no screw penetrations for water to find on a shallow pitch. If you’ve got a low-slope section over a porch or addition, that’s often a standing seam-only situation regardless of what’s on the rest of the house.
  • What look are you going for? Exposed fastener has that classic ribbed, barn-and-farmhouse character that a lot of homeowners specifically want, especially on ag-adjacent or rural properties. Standing seam reads more modern and architectural — it’s the look you see on newer farmhouse builds and higher-end renovations.
  • What’s on the house next to you? If you’re in a neighborhood full of standing seam roofs, an exposed fastener roof is going to look noticeably different from the street, for better or worse depending on your taste.

There’s no wrong answer here — both are legitimate, durable roofing systems that will outlast asphalt shingles by a wide margin either way. This isn’t a “good roof vs. bad roof” decision, it’s a “what fits your house and your plans” decision.

Is standing seam always better than exposed fastener?

Not necessarily — it’s better on lifespan, maintenance, and low-slope performance, but exposed fastener remains a legitimate, durable choice for many homes, especially on a budget or on outbuildings.

Can you tell the difference from the ground?

Yes. Exposed fastener panels show visible screw heads in rows down the roof. Standing seam panels show smooth, unbroken vertical lines with no visible hardware.

Does exposed fastener leak more than standing seam?

Not inherently, but it has more penetration points, so proper installation and periodic fastener maintenance matter more over the life of the roof.
